Declutter and clean every room (If you think it looks bare then you are doing the job right).

Guiding you in the preparation of your home for the market is a critical step! The first week your home is live receives the most views, booked tours and potential offers - first impressions count and I want it to shine! Additionally, the better condition your home is in, the less $ buyers will take off the list price to offer.

Consider a fresh coat of neutral paint (buyers begin adding up how much it will cost to cover extreme colors). Additionally, we want buyers to be able to envision themselves in the property versus focusing the time commenting on design choices and how to overlook them.

Enhance curb appeal: mow the lawn, trim bushes, plant flowers. Fresh mulch goes a long way.

Stage your home to highlight its best features (remove heavy drapery to let in natural light and showcase a nice view).

Clean everything (and I mean everything). A stinky refrigerator is a turn off and air filters covered in dust tell buyers this home hasn’t been well maintained.

Purchase all new, light and bright light bulbs. No one ever said they want a dark home… no one. Take this opportunity to wipe down those bathroom light fixtures and make sure a ll bulbs are working.

Power wash the home, driveway, patios and clean out gutters.

Make minor repairs (leaky faucets, chipped paint, squeaky doors- anything not working must be disclosed so it’s better to do the repairs up front).

*A trick I use is to flip busy comforters and quilts to the opposite side which is many times solid.

When many people hear Raleigh they also think Cary, NC! Cary is the largest town and seventh-largest municipality in North Carolina, located just a little over 12 miles from Downtown Raleigh (18 minutes). Cary, NC is one of the most popular towns due to the strong schools, close Proximity to Research Triangle Park (RTP) and amenities. Over the last 25 years the population has grown from 45,000 to over 160,000 and is climbing fast. The people who are moving to Cary, NC didn't typically grow up in the area and are instead moving from places all over the world! Cary, NC has a fast pace feel that appeals to many valuing convenience over a slower paced way of life.

Cary's location can't be beat - a 10-15 minute ride to Raleigh-Durham International Airport makes commuting to other states convenient. Durham, NC

Durham was once best known for its textile mills and tobacco factories, including the “Bull Durham Tobacco and Company." With a population of just over 30,000 Holly Springs has been growing around 5-6% annually. Holly Springs is located in Wake County and is a suburb of Raleigh. Whitney’s Top 5 Staging Tips to Sell Your Home

Power wash the driveway and walkway leading to front door. Also power wash the house if needed and clean out the gutters. Gutters full of debris and a messy yard communicates to buyers that the home has been neglected.
Lay down new mulch, place new, bright potted plants by front door (selling in the winter? Put fake greenery in pots by the front door). Paint the front door and trim, hang a new wreath and replace rusted or chipping door handle.
Trim back overgrown trees and bushes so a professional photographer can take a nice, clear photo of the home and this also lets as much natural light in as possible. (Think light and bright!)

Buyers many times purchase based on emotion. Walking into a home with covered walls and busy hallways and rooms is very distracting. It also makes it extremely difficult for buyers to imagine themselves and their own personal style in the home. If you think the home looks bare, you have done a good job!
Rule of 3…only 3 items on a shelf, on a wall and a surface (3 pillows on a sofa, for example)
Remove rugs from main spaces to let the hard wood floors shine.
All appliances should be tucked away to put all the usable counter space on display!
